The Right Bones

Many people are finding that it is much more cost effective to buy an existing house and add on to it and renovate it. But you have to start out with “the Right Bones”. There are many things that you can change about a home, but you cannot easily change the height of the walls. You can add some height to your ceiling, if you are careful.

This is the living room of a wonderful mountain cabin in our area. It was in a great spot. It was very cozy. But the ceilings were eight feet tall, and this was very confining. We wanted to raise those ceilings, but we needed to keep from completely reframing and rebuilding the roof. So we removed all the ceiling joists and took the ceiling to the underside of the roof rafters. We added several windows to get in more light. And we painted most of the surfaces in light colors.

 

Now our cabin is very comfortable, and we didn’t spend a fortune adding on an entire room. Now you really want to spend some time in this Living Room.

A Mountain Cabin

A Mountain Cabin

People often buy their new mountain property for the view. Sometimes that means that we get to place their new mountain cabin onto the side of a cliff. It’s not impossible, but it is interesting.
As you can see from the photo taken of the rear of this house, it is way up in the air. This does mean that that million dollar view is even better, because the owner is perched so high off the ground.

The overall design of the house, as it sits on the side of a cliff, is very misleading to you as you approach the house. So much of the house is below the main level, and this can mean that the front of the house makes you think the house is rather small. To give the entry side of the home enough interest, we sometimes have to really work to get some volume to the design to be visible from the street.

Very often this means creating at least some living space on an upper floor. This tends to not be the most economical way to create volume in a home in this location, because there is so much area created underneath the main floor. So, it really helps if you are willing to place your children’s bedrooms or your guest bedroom on a lower floor.
